The Great Satilla river, a major tributary, drains @ 3500 square miles of southeastern Georgia. At property side it is about 400 feet across and feels the tug and rise of ocean tides. The Atlantic is downstream about 20 miles. During winter, spring and summer the water is fresh but in autumn, saltwater migrates inland. At dockside, the angler may catch largemouth bass, bream, catfish or saltwater species such as striped bass, mullet, croakers, shrimp and crabs. The property is bordered by a 1200 acre conservation easement protected preserve owned by the University of Georgia Institute of Ecology. The canals, marshes and small islands interspersed between provide excellent habitat for Bald Eagles, resident and migratory ducks, geese; the Florida kite, deer, bobcats, foxes, wild pigs, turkeys, alligators and the occasional Florida panther.

Camden County (population 45,000) is in SE Georgia. The eastern border is the Atlantic and the southern is Florida. The property is located just outside the city limits of Woodbine, the county seat.
